Beware cheap mattress foam - it's often made of closed cell foam, which has very low acoustical absorption compared to open cell foam.

DIY panels of compressed fiberglass covered in permeable fabric are often cheaper than mattress pads or acoustic foam and are almost always more effective in terms of the amount of absorption they provide.

Foam to seal around the doors (and closing any other air pathways like that) will definitely help.

For windows on the cheap, I like removable "plugs" made of felt cloth covered compressed fiberglass board with a backing of plywood and limp mass vinyl sized to completely fill and seal the opening.

Not flipping (which I used to do) I'll be living here for at least 2 years and there's loads to do like bathroom and shower installation Its a project.

Repo flips are a different proposition you don't move in, usually replace the inevitable stolen plumbing, clean up check the wiring and redecorate, carpet and put it out again.Pay capital gains tax :(
