I'd recommend the neighborhood -- great public transit to the Mission, downtown, Divis, Fillmore, easy walk to Upper Haight and Inner Richmond, but you might need some luck competing with students for cheap housing. Good point about travel time to school. I work in Alameda, and my round-trip was almost 3 hours a day. Unless you're right on a BART line, budget at least an hour to get to Berkeley.
